Buyers are out now and they are buying! Florida has experienced an increase in existing home sales. Florida’s existing home sales rose 13% in first quarter 2011 compared to the same period a year earlier, according to the latest housing statistics from Florida Realtors®. But selling a home can be a hectic, stressful time for many people, and that is exactly the reason you need to call me! I know how to get the job done and send you packing…into your next home. When you enlist me to sell your home, I will work with you to do three key items to get your home sold: (1) choose an appropriate price, (2) help you get your home show-ready, and (3) aggressively market your home for maximum exposure.
The price. I will work with you to examine all of the comparable homes in your area that have sold or are currently listed for sale. From there, we will compare features and take your personal situation into consideration, like how quickly you need to sell your home. We need to come up with a “market” price for your home. Market price is not what the seller, an expert or even some software program says a home is worth. Market price is the price that a ready, willing and able buyer will pay for your home. My job is to help you determine this price from the get-go so we can quickly place a “sold” sign in the front yard.
Condition of the home. Buyers are out looking at many homes and comparing yours to others that have similar features and a similar price. They are looking at everything about the home, especially the condition of the home. Have there been recent updates that make it attractive? Are there features that make it special or unique? If there are things that need to be updated or fixed in the home, I will work with you to have these items taken care of, if possible before your home goes on the market, to ensure a quick sale.
Marketing your home. Extensive target and online marketing is more important now than ever! Over 85% of homebuyers begin their search online. A sign in the yard and a listing in the MLS doesn’t cut it anymore. When interviewing for a Realtor®, make sure you ask about their marketing plan. Don’t forget to ask if they heavily market their listings (or just heavily market themselves). I market my listings on over 40 real estate websites! I thoroughly understand the importance of price, condition and marketing when selling a home. I know what works and what does not work in today’s market. I don’t specialize in listing homes, I specialize in SELLING homes!
